How much is my house worth in Cairns?

Your house is worth what similar houses nearby have recently sold for, adjusted for the things that make yours different.

The things that move a Cairns house price most:

  • Suburb and street. Prices vary widely between Cairns suburbs, and within a suburb from street to street.
  • Land size and zoning. A bigger block, or one that can be subdivided, adds value.
  • Bedrooms, bathrooms and parking. A third bathroom or a granny flat changes who will buy.
  • Condition. A recent roof, kitchen or air-conditioning lifts the price; deferred maintenance lowers it.
  • Flood and cyclone rating. Flood overlays and older, pre-cyclone-code homes affect insurance costs, and buyers price that in.
  • Recent comparable sales. The sales of the last three to six months set the range.

How long are Cairns houses taking to sell?

Cairns properties took a median 57 days to sell in November 2026. (Spachus, Cairns Property Market, November 2026) For prices in every Cairns suburb, see Cairns house prices by suburb.

Are online house valuations accurate?

Online estimates are a reasonable starting point but give a wide range. They use sales data and property records, so they can’t see your renovated kitchen, your view or the leaking roof. In Cairns, where houses of very different age and condition sit side by side, the gap can be large.

An in-person appraisal narrows the range. The agent sees the house and adjusts for what the data misses.

What happens at a free appraisal?

  1. You send the form. Tony contacts you within one business day.
  2. You choose the appraisal. A desktop appraisal from recent nearby sales and REMAX Powerhouse’s own sales data, a kerbside appraisal from the street, or a full on-site inspection of the house and block.
  3. You get a written appraisal. A likely price range, the recent sales it is based on, and his advice on how to sell.

Common questions

Is a free house valuation really free?

Yes. Tony’s appraisal costs nothing and you are under no obligation to sell or to list with him.

Is this a bank valuation?

No. This is an agent’s appraisal: an estimate of what your house would sell for. Banks, courts and the tax office need a formal valuation from a registered valuer. The difference between an appraisal and a valuation →
